As-is homes can become sticky situations. And, as Realtors, we try to avoid working with as-is homes because they are notorious for major problems – not to mention liability. Fortunately, we can say that we’ve never encountered such problems simply because we avoid the situations altogether. But, all Realtors have heard horror stories about an agent who either found himself in a legal suit over the property (which is the worst I’ve heard), or an agent who had such a difficult time working with the seller that he and his client had to back out of the contract.
Get your agent’s advice. An agent can give you a good advice on bidding as they have the experience and knowledge in the price negotiation. You must choose a buyer’s agent and not the listing agent as the latter is duty-bound to get a good price for the seller.
When making outside cosmetic improvements to your home, don’t neglect the front door. A cheap, ugly front door can make the whole front appear less attractive. To replace a standard front door, costs less than $200. The improvement you will see in the appearance of your home is more than worth the cost.
There are many inspections that buyers can request. The most important is having the home go through a complete home inspection syracuse by a professional. This is usually as simple as a check in a box. Make sure that the box is checked. And if you are requesting a pest, termite or environmental inspection, make sure that you include it in the contract. Or you will probably be out of luck.

This is one that my husband and I experienced personally several years ago. Our agent took us to see a home with lake access. The view was fantastic, the property was very nice, the location was perfect and the house was large. The first sign of trouble was when we discovered the kitchen door locked and the front door was hanging off its hinges. Our realtor called the listing agent who came over to let us in.

Saving up to buy your first home isn’t always easy and this list may seem like a mountain, but every home buying situation varies a little bit. Some costs can be absorbed in the loan which means you may pay more for them in the long run but there’s less cost up front and you may get in your home sooner. Don’t be discouraged. No one ever said buying a home was easy, but most would say it’s worth it when they hand you the keys to your new home.
